What kind of credit do I need?
We work with all types of credit, except evictions.
Do you allow pets?
It is a special case with every different property, however the properties that do accept animals only allow cats with an additional $300 pet deposit.
How much do I need to make in order to be approved?
Two times the asking rent.
What forms of ID are accepted at income property management?
State drivers licence or Identification card, military ID, and foreign ID.
Does Income Property Management accept cash?
Cash is not accepted under any circumstances. We only accept money orders, cashiers checks, and personal checks. However, your initial move-in costs cannot be paid with personal check.
How much is does the application process cost?
$30 per adult payable only by money order or cashiers check.
Does Income Property Management accept Housing/ Sec. 8?
This also varies between each property, however if it is accepted at a property, it is required that you have all your paperwork in order and ready for the necessary signatures during the application process.
Why do some properties take Housing / Sec.8 and some not?
Every property is owned by a different owner and it is personally up to them whether or not they want to use these programs on their building.
Does the management company "profit" from maintenance?
No, unlike many management companies, IPM does not own a maintenance company. We feel that maintenance should be at arms length to negotiate the best price and service for our clients.
What does IPM charge for property management services?
IPM bases each quote on the characteristics of each individual property. We charge a flat percentage with no "hidden administrative" charges. The only extra costs are for reimbursement of onsite employees expenses such as workman's comp and payroll taxes. The range is generally from 3% to 7% of collected rents.
What type of financial reporting does IPM provide?
IPM provides each owner with an on line monthly and year to date management statement which is posted to a private web page for each client. Any owner who wishes may also receive one by mail.
Does IPM provide leasing services?
IPM provides leasing services for multifamily residential properties as part of the monthly fee. Commercial property leasing is handled separately by our affiliated company Vanguard Commercial under a separate listing and fee arrangement.
